Which Scarsdale homes moved most against their own street
Comparing one home's assessment to the town average tells you almost nothing — expensive streets are expensive for reasons that have nothing to do with whether the assessor got your number right. The comparison that carries signal is narrower: how did your parcel move relative to the other homes on your own street?
Homes on a block are similar in age, lot size, and market. When the roll is applied evenly they tend to move together. So when comparable parcels a few doors down barely moved and one jumped, that gap is the thing worth asking about.
Below are the 50 Scarsdale parcels with the largest positive gap against their own street, drawn from 163 that qualify across 216 streets with at least 5 comparable parcels each. A parcel appears if it rose at least 10 percentage points more than its street's median — and less than 100.
That upper bound matters. A further 80 Scarsdale parcels rose more than 100 points above their street, some by well over a thousand percent. Those are not mis-assessed homes; they are teardowns replaced by new construction, subdivisions, and parcels rebuilt from the ground up. Leaving them in would fill the top of this list with the least actionable cases on the roll, so they are excluded — you can still see them on the biggest increases page.
A gap is a reason to look, not evidence of an error. Completed renovations, additions, a teardown replaced by new construction, a subdivision, and corrections to a previously low assessment all produce exactly this pattern — and every one of them is a legitimate reason for an assessment to rise faster than its neighbours. This comparison is computed purely from published rolls and knows nothing about what is physically on the lot. If one of those explanations fits your property, the gap is explained.
If none of them fit, that is the case worth raising. Grievance season in Westchester covers the deadlines and what evidence actually moves an assessor. Dale Ledger is not a tax adviser and cannot file on your behalf — confirm everything on the PROS first.

FAQ
How do I know if I am over-assessed in Scarsdale?
Compare your parcel's year-over-year change to the median change on your own street, not to the town as a whole. If yours rose substantially more and you have not renovated, built, or subdivided, that gap is worth raising with the assessor.
Does a large gap mean my assessment is wrong?
No. It is a screening signal only. Renovations, additions, new construction, and corrections to a previously low assessment all cause a parcel to rise faster than its street, legitimately.
Can Dale Ledger file a grievance for me?
No. Dale Ledger is an unofficial almanac, not a tax adviser or representative. Only you or an authorised representative can file, and only the assessor and Board of Assessment Review can change an assessment.
Unofficial. Confirm figures on PROS and the Village assessment rolls before decisions.
