Tax rates: fiscal year ending 2025. Compare the tax estimate for the same house value in two places. The station table below covers the full town editions. Choose the school district too: a village can have more than one tax rate.
Tax rates are for the fiscal year ending 2025, drawn from NYS ORPTS and converted to dollars per $1,000 of market value. These are historical estimates before exemptions. A purchase price does not set a property's assessment. Village levies are included only where the underlying source includes them; other village levies and special districts are excluded. Confirm the school district and current bills for each address.
Station access uses the median residential lot in the entire edition. It does not identify your house's walking time or the time spent on a train. Lot-centroid distance is multiplied by 1.35 at 3 mph; hills, crossings, sidewalk access and station entrances require a route check. Walk dataset: 2026-10-27.
The table uses a $1.5 million market value. Each row retains its school district. Municipal boundaries, school districts and postal addresses can differ.
These edition-wide estimates are listed separately because a school tax jurisdiction does not share the same boundary as a village. They cannot be assigned to every tax row.
Before you choose a house
Open the actual address in its town roll. Check its last two assessments, tax estimate and official source. Use the flood tool and station map, then confirm each finding with the agency or a walking route. Town averages can hide large differences between two streets.
